Real Estate Business Development Manager (dedicated for South Taiwan)
ROLE MISSION Develop, execute and manage business development projects leading to a proftable and sustainable growth for Decathlon in a dedicated area.
RESPONSBILITY
Develops local strategy Defines the development vision and strategy for its territory to increase market share as part of the local Decathlon omni-ecosystem based on market data include macroeconomics data, traffic, geo-marketing, omni sales performance data, competition omni-commerce mapping, etc. In charge of desgning the multi-channel network and implementing developments solutions (lockers, shops, digital, etc.) Develops and executes projects Develops and executes real estate projects: searches and mobilizes find potential sites, evaluates new store projects' and / or other formats' execution means, initiate and reviews technical, sustainable and financial (budget) project details, prepares and validates project study negotitiate the terms and conditions of the purchase and / or rent contract coordinates legal due diligence, coordinates the qcquisition of relevant permits and permissions, monitors cost again budget and adjust / escalates when costs exceed, track store works and prepares and hands over to the retail team. Relocates real estate projects: searches and mobilizes to find potential relocation possibilities for improvement to existing non-vision sites, conducts comparative analysis, between current and alternatives include footfall, revenue upside, profit upside, store configuration, and cost-benefit analysis considering total cost of each alternatives existing sites Creates and maintains local administrative / political relationships Proatively advises internal local stakeholders and identifies and supports on the execution of physical partnerships and new business development initiatives including on negotiations, project and relationship management Advocates for Decathlon on sport related topics by engaging with local external (governmental) organizations and creating a local network Real estate portfolio management Keeps track of and reviews the realized revenues and costs against budget / forecasts in the first year of opening Supports activities in indentifying and executing real estate portfolio and store optimization opportunities including stores downsize, enlargement, efficiency improvements, and / or green building investment initiatives OKR & KPIs Increase market share in the area through the development of omni channel physical touchpoints with individual purposes
People: Train and support local leaders in their knowledge of the region, local business initiatives, networking and negotiations, DTB of the project team Planet: (Lease) Green Building Act development, green building certifications, renewable energy (RE100) Profit: Number of signed projects, new touchpoints openings, new business initiatives, number of relocations, downsizing, extensions and / or closures, productivity (TO/m2), store/city performance (TO, GOI and market share) productivity, rent reductions, ROCE, EVA Interview Process:
